How Much House Can I Afford?

How it works: Enter your net income, equity and loan terms – you'll get a rough purchase-price budget based on the common rule of thumb that at most around 35% of net household income should go toward the loan payment. Purchase-related costs are factored in. This is a first orientation, not a financing commitment.

This exact calculation – with your real numbers instead of rules of thumb – is stage 01 of the Homekompass app: household finances first, then construction costs, financing, and plan-vs-actual. → Sign up for the test phase

This calculator gives a rough orientation and does not constitute financial, investment or legal advice. The 35% rule of thumb is deliberately conservative; banks assess each case individually (household budget, loan-to-value, creditworthiness) and may reach different results. Purchase costs vary by German state – the transfer tax alone ranges from 3.5% to 6.5% (see the transfer tax calculator). For a binding assessment, talk to your bank or an independent financial advisor.
