How it works: Enter the purchase price and select the state – you'll get the
estimated real estate transfer tax (Grunderwerbsteuer) at the current standard rate for that
state. Notary, land registry, or broker fees are not included.
This calculator gives a rough estimate based on the current standard tax rates of the German
states (as of 2026) and does not constitute individual tax or legal advice. Possible
exemptions (e.g. transfers between spouses or direct relatives under § 3 GrEStG) and other
purchase-related costs such as notary and land registry fees are not included. State-level
subsidies such as Hesse's Hessengeld can further reduce the actual burden – see the
background article for details.
